Avesta Residences: Building the Pioneer 4PH Housing Project of PH1 World Developers

On 4 August 2026, Tower 1 of Avesta Residences was topped off in Imus, Cavite — less than ten months after construction began. The milestone marks the first structural completion under PH1 World Developers’ maiden development in the Expanded Pambansang Pabahay Para sa Pilipino Program. Avesta Residences is one of four 4PH housing projects we are currently building in Cavite. The pioneer 4PH housing project of PH1 World Developers

Avesta Residences rises on a 1.3-hectare site in Barangay Malagasang 1-G, Imus City, inside the Imus Government Complex. The location places residents within walking distance of the New Imus City Hall, Ospital ng Imus, and the Imus Track and Oval, and along a route of the planned Imus bus rapid transit system.

The development is led by PH1 World Developers, the property arm of Megawide Construction Corporation, in partnership with the Local Government of Imus and the Department of Human Settlements and Urban Development (DHSUD). Megawide Construction holds the construction contract. Unit pricing, eligibility, and loan terms follow the 4PH pabahay program framework rather than open-market conditions.

Project milestones

Avesta Residences has moved from land to structure in roughly two years — a pace uncommon in Philippine socialized housing.

  • May 2024 — Groundbreaking. PH1 World Developers, the Local Government of Imus, and DHSUD broke ground on the 1.3-hectare site, launching the first 4PH housing project in the PH1 portfolio.
  • May 2025 — Model units opened. A showroom five minutes from the New Imus City Hall gave qualified applicants a physical reference for unit layout, finishes, and space planning.
  • Late 2025 — Vertical construction started. Tower 1 moved into structural works, supplied by our precast operations.
  • December 2025 — Mega-Unit Draw. Tower 1 beneficiaries drew their assigned units at the New Imus City Hall, converting the project from a housing queue into named homeowners.
  • 4 August 2026 — Tower 1 topped off. The structural framework reached full height in under ten months.

Megawide Construction’s role as the builder

Megawide Construction carries the full build scope on Avesta Residences — structural works, precast supply and erection, and site execution through to turnover. Speed on the project is a function of method, not shortcuts. We built Tower 1 using precast concrete components manufactured off-site at our own precast facility, then delivered and erected on a fixed cycle.

Precast changes the shape of a housing schedule in four ways. Structural components cure under factory conditions, so dimensional tolerance and finish quality stay consistent across every floor. Production continues through the rainy season, decoupling the schedule from site weather. Erection replaces formwork, rebar tying, and in-situ curing cycles, compressing floor-to-floor time. And fewer wet trades on site means fewer people working at height, which improves safety performance on a live construction area. Our other 4PH housing projects in Cavite

Avesta Residences opened a pipeline. Three more communities are now under construction, all in Cavite, all built on the same precast platform.

Jenara Residences (4PH) — Salitran, Dasmariñas City. At 153,792.54 square meters of combined floor area and 4,590 units, Jenara is the largest of the four by unit count.

Jab Residences (4PH) — Barangay Paliparan, Dasmariñas City. A 99,033.08-square-meter development delivering 2,924 units, extending 4PH supply into the eastern side of the province.

Strevi Residences (4PH) — Barangay Salinas 1, Bacoor. A 92,966.68-square-meter project with 2,040 units across four residential towers, serving more than 2,000 families, with a basketball court, landscaped open spaces, and a multipurpose community hall.

PH1 World Developers has since extended its 4PH participation beyond Cavite with a development in Caloocan.

Contribution to the 4PH housing program

The 4PH housing program addresses a national backlog measured in the millions of units. It works by pairing public assets and financing with private delivery capacity: local governments contribute land and permitting, DHSUD sets program standards, the Home Development Mutual Fund (Pag-IBIG Fund) provides financing, and developers and contractors build.

Megawide Construction sits in that structure in an unusual position.
